Rental Terms and Policies
No Smoking: Smoking of any kind is strictly prohibited on the premises.
Pets: Pets are allowed, subject to owner approval. All applicants (including those without pets) must complete a pet screening application. There is no charge for non-pet or ESA/service animal profiles. Pet rent and deposits are based on the pet screening score.
Income Requirement: Applicants must show a combined gross income of at least 2.5x the monthly rent.
Utilities: Residents are responsible for electricity, cable, and internet. Water, sewer, and trash will be billed back monthly.
Insurance: Renters insurance with a minimum of $100,000 in liability coverage is required unless income exemptions apply.
Security Deposit: Standard deposits range from 1 to 1.5 times the monthly rent based on screening. Conditional approvals may require an additional half-month’s deposit and/or a co-signer.
Application Fees: $60 per adult applicant $10 non-refundable payment processing fee Pet screening fees apply where applicable
