Private room, bath, back deck, fully furnished.

I am looking for a FEMALE ROOMMATE ONLY. This is a month to month rental (I'm hoping you'll stay Fall, Winter and Spring semesters). I welcome foreign students who are fluent in English. LGBQ friendly. Must be a full time student taking classes(no... online) at the U of O or LCC.
Furnished room, private bath, private deck available for rent starting August 1st. Washer and dryer available(max 4 loads/week). This is a lovely, clean home in a quiet area near 35th and Potter St, up the hill from several nice restaurants and Albertsons grocery store. Easy walk or bike ride to campus(1.25 miles) with bus service 4 blocks away. Perfect for a faculty member, grad or full time student. Street parking is available.
I am seeking a woman who is mature, independent and willing to keep home clean and neat. No smoking(420 on back porch is OK), no fragrance, perfume, incense etc. No visitors after 10 pm. I request that you clean your bathroom and bedroom monthly but I take care of the rest of the housekeeping.
As to me...I am retired, kind, have a great sense of humor, am independent, tidy, reasonable and value a quiet, drama free home. I seek the same in a roommate. I have a cat.
Rent is $625/mo and utilities generally run about $150.00 which includes and includes internet. I require first and last month's rent in addition to a $300.00 damage deposit refundable if the room is undamaged. Holding the room until you arrive requires a $300.00 non-refundable deposit which will be applied to your first month's rent. ALL payments are cash only. You will need to provide proof of income.
