Security Deposit

Deposit Execution

An executed deposit is required within twenty-four (24) hours of application acceptance, unless otherwise required by applicable law.

Possession

Approved applicants must take possession within seventy-two (72) hours of the home being deemed move-in ready, unless otherwise required by applicable local or state law.

Renter’s Insurance

Proof of renter’s insurance is required prior to move-in for all occupants.

Utilities

Garbage: Included in the rental rate

All other utilities: Resident responsibility

Proof of utilities: Utility service must be in the resident’s name prior to move-in

Schools

School attendance boundaries are subject to change

Applicants are responsible for verifying school assignments with the applicable school district

Application Period & Screening (City of Portland Compliant)
Application Period Opens

Applications received prior to the official opening date and time will be re-timestamped to eight (8) hours after the opening, in compliance with City of Portland First-Come, First-Served (FCFS) requirements.

Screening Fee

$60.00 per adult applicant

All persons 18 years of age or older, including emancipated minors, must submit a separate application

Required to Complete an Application

Two (2) forms of government-issued photo identification showing date of birth

Proof of income (e.g., two most recent pay stubs or equivalent documentation)

Self-employed applicants must provide alternative income documentation upon request

Screening Process

Applications are processed in the order received, based on the date and time a complete application is submitted

An application is considered complete when all required applications, documentation, and screening fees have been received for all household members

Screening Criteria

Screening criteria are applied uniformly to all applicants and may include review of:

Income qualification

Rental history

Credit history

Criminal history (subject to City of Portland FAIR Ordinance limitations)

Eviction history (subject to applicable local, state, and federal law)

Right to Screening Criteria

Applicants may request a written copy of the screening criteria prior to submitting an application

Adverse Action

If an application is denied or conditionally approved, the applicant will receive a written adverse action notice, including the reason for the decision, in accordance with City of Portland, state, and federal law

Criminal History Screening (Portland FAIR Safe Harbor)

Criminal history screening, if conducted, will comply with the City of Portland Fair Access in Renting (FAIR) Ordinance

Arrests not resulting in conviction will not be considered

Juvenile records will not be considered

Any permitted criminal history review will consider:

The nature and severity of the offense

The length of time since the conviction

Evidence of rehabilitation or mitigating circumstances

Applicants will be given the opportunity to submit additional information or context prior to any adverse decision, as required by the FAIR Ordinance

Availability & Move-In

The estimated ready date is an approximation

Timely transition is required to ensure an efficient leasing process
