One of two bedrooms in townhouse available for sublet before or on 09/07/25 (Sublet / Shared Housing)

Looking for someone to takeover my portion of the lease for 1 out 2 bedrooms in this townhouse, so not technically a sublet. The lease could be taken over on our renewal date on 09/07/25, however if needed, someone could move in earlier this summer... as a Temporary Occupant for free and then take over for next year, I will be paying either way until September. Occupant would have to apply and be approved by Mallard Properties but it is unlikely approval wouldn't be granted. Other occupant identifies as she/her, but listing open to anyone interested, no preference for gender identity/sexuality. The unit is two blocks from HEDCO, two blocks from Hilyard Street Market, and about a 10 minute walk from Safeway. It is located in a small courtyard, neighbors friendly and fairly quiet (no large parties). The downstairs spaces are fully furnished and include a living space with a couch, chairs, and large tv, a full kitchen with dishwasher, stove/oven, full size fridge, and a large pantry with under- the- stair storage, all with hardwood flooring. The upstairs is carpeted and includes two spacious bedrooms each with a large window and walk- in closets. In- unit washer/dryer in a closet in the hallway. The available bedroom is east facing with morning light and would include a bed frame, desk, dresser, and nightstand if occupant wants (I will have no room for them in my new place). The bathroom is tiled, with a shower/bathtub combo, toilet, 2 wall cabinets and one sink with a large vanity with individual storage for both roommates. Extra storage is available outside the unit but still in the complex. Parking is covered and a very short walk from the unit (just down the alley).
