Private level of modern home with fitness room

You will have (mostly) exclusive possession of the lower level of a five bedroom home. Your only roommates will be the two owners. You'll have your own furnished private bedroom, bathroom, and kitchenette with a sink, small refrigerator/freezer, drip... coffee maker, hot water pitcher, dishes, utensils, and glasses. There is plenty of room for food storage.

We have a gym room on an upper floor. There's a Peloton, adjustable dumbbells, exercise ball, foam roller, and mats. And the view is killer!

Your bedroom window looks due north over the Willamette Valley, and you'll be steps from Moon Mountain Park, Coryell Ridge Park, and Black Oak Basin Park, some of Eugene's largest and least crowded open spaces. If you're a trail runner or a mountain biker, there aren't many better options in Eugene. The owners are road cyclists, and our home is a great start to a ride. You'll also have access to the amazing backyard, featuring a picnic table. During summer months (i.e., "not raining"), the table is shaded by grapevines, and is a great place to work.

The bedroom has:

You will have access to the full (gas!) kitchen and laundry on the main floor, as well as multiple decks.

You don't have a completely private entrance, but you can head straight downstairs from the front door without crossing through any common areas.

The interior entrance to the garage is located between your bedroom and bathroom, and there is a storage closet that the owners infrequently access on the same level. We will be transiting this area a few times per day.

Our cat (see last pic!) will also be transiting the hallway between your bathroom and bedroom periodically to head to his litter box in the garage via a pet door, two to three times per day (and sometimes in the middle of the night). You will only hear a faint noise of the flap opening, especially with your bedroom door closed. We don't allow him in the rental room. One of our parents is extremely allergic to cats and recently stayed in the room for over a week without any problem, but if you are highly allergic to cats, this may not be the room for you.

We have the air ducts in the home professionally cleaned once per year. We just had the "major" 5 year cleaning done in April 2022. We use four inch MERV 12 3M Filtrete 1550 filters in our HVAC, and replace the filters every 2-3 months based on use. It's not HEPA, but it's the closest thing to it in a central air system.

One owner works from home, and the other works restaurant hours. One of us is usually in the house at all times. We keep pretty typical hours of 830am to 10pm, and our "office" spaces are on the upper floors. We have extensive headphone capabilities for our own music and television, so you shouldn't ever hear that at any time of day or night.
