suite of rooms in private home

hello. i will have a suite of rooms available in one month (mid to end of august). the house is located in the ferry street bridge area off cal young road, less than 1/2 mile from Valley River Center where there is a bus station, about 1 1/4 miles... from variety of major grocery stores and the Oakway Mall, and short walk to a DariMart s.

the suite of rooms has a private entrance with a porch, around the back of the house, that faces south across a secluded yard with a well established vegetable garden, and beyond the apple trees and over several neighboring roofs is Gillespie Butte. we are 420 friendly but not smoke in the house, where no smoking is allowed.

there is a locking door into the common area (which is more than half the 1500 sq ft house), with a sun room, and large living room with a fireplace, use of which comes with rent, and a bright, fully equipped kitchen and personal refrigerator and laundry room with excellent washer and dryer which are included in the utilities fee. also in that fee is high speed internet and a trash service.

the room is about 300 sq feet including a large walk in closet which can be used as an office space and a closet at the same time. the wall to wall carpet is 4 years old. in addition, there is a good sized (40 sq ft) private bath with shower and tub and an abundance of tile work. the spaces are bright and there is a dedicated ductless hvac unit in the room. (the common area and the other rented space have dedicated ductless units too). there is furniture available as well if needed. the suite includes an approximately 75 square foot insulated and covered porch with windows and locking entrance from yard.

the other tenant in the house is a retired Unitarian minister but is now a Buddhist practitioner. he does not drink. he smokes a pipe. he has a cat.

tenant responsibilities include keeping the kitchen clean, and the common area neat, and informing me as to any issues with plumbing or electric in the rooms or in the kitchen which affect the household as soon as they occur.

i am in the process of creating a room for myself in the garage and currently stay with my partner at her house a block away. i am on the property almost daily when i am in town, to work the gardens and will respond quickly to tenant needs.(i am a retired remodeler, a craftsman, a constant gardener, tending to gardens in the front and back yards, a writer of sorts, and a healthy 75 year old man with a lifetime rich with varied experiences.

the rent is $1000 per month and an additional $225 utilities fee , first and last month upon signing a lease agreement for the space, as well as $160 cleaning deposit and $100 security deposit. one year (or academic year) lease required but only the utilities will be subject to increase for leases of two years. i will require renters insurance covering the appropriate value of the tenants possessions (specific value determined at signing). the room furniture in the pictures is not included, but for an additional $25 per month i will provide essential furniture including queen sized bed, a dresser, large chair, book case assembly and a desk and chair, curtains and linen. Pictures and paintings available as well as references, and proof of income required.

this house is in a quiet neighborhood peopled mostly with residents in my age group. this property is somewhat rustic but a sanctuary. i have been advised to include it is an artist's house.

look over the pictures and respond if you like what you see. i will not show the room until after the present tenant leaves, which is the 7th of august.
